      • A litigation settlement requiring the buyer's agent to have a contract in writing conspicuously stating that the agent's commission is negotiable and that commissions are not set by law;
      • a related class action case, Sitzer/Burnett v. National Ass'n of Realtors, 420 F. Supp. 3d 903 (W.D. Mo. 2019);
      • a 2023 amendment to Conn. Gen. Stat. 29-453 addressing the requirements for residential smoke and carbon monoxide detectors-with some exceptions, the transferor of the property is required to provide an affidavit to the transferee certifying compliance with the statute (sample affidavit included);
      • a discussion of exceptions to the smoke and carbon dioxide statute, including transfers to co-owners, gratuitous transfers to family members, transfers pursuant to court order, refinancings, and foreclosures;
      • amendments to Conn. Gen. Stat. 47-258 requiring at least sixty days' notice of the plaintiff's intent to foreclose;
      • a new law, effective January 1, 2025, providing relief from coerced unsecured debt (Conn. Gen. Stat. 36a-369);
      • additional detail on the rates imposed by the state conveyance tax;
      • guidance on the rights of tenants living in properties subject to foreclosure; and
      • updated forms from the American Land Title Association® (ALTA®).
